What affects property prices in Hungary?

Property prices vary considerably across Hungary.

Budapest and the Lake Balaton area are generally more expensive than smaller towns and rural areas. Location matters even within the same city, and the property's size, age and condition can make a substantial difference to the asking price.

A renovated flat in central Budapest, for example, will usually cost more than a similar-sized property in a smaller town. In rural areas, larger houses may be available at much lower prices.

Our property partner can search for properties that match your budget.

How much time should you allow for property viewings?

If you're travelling to Hungary to look at properties, allow a few weekdays if possible.

You may want to see several properties, compare locations or return for a second viewing. This is particularly useful when considering an older house or a property that needs renovation.

Viewings can be arranged in advance, based on your travel dates and the availability of the properties.

Where in Hungary can we help?

Our property partner works throughout Hungary, not just in Budapest or around Lake Balaton.

Whether you're interested in a city apartment, a house in a smaller town or somewhere in the countryside, let us know which areas appeal to you.

You can also contact us if you're still deciding where to buy.

Can foreigners buy property in Hungary?

Yes. Foreign nationals can buy property in Hungary, although the requirements depend on their nationality and the type of property.

EU and EEA citizens can generally buy residential property without a special acquisition permit. Buyers from other countries may need permission from the relevant Hungarian authorities, depending on their nationality and circumstances.

Different rules apply to agricultural and forestry land, and certain properties may be subject to additional restrictions.

Before buying, ask an independent Hungarian lawyer to check the property's legal status, the purchase requirements and the contract.

What additional costs should you expect?

There are several expenses to consider besides the purchase price:

  • Property transfer duty: Generally 4% of the property's market value, although exemptions, reductions and special rules may apply.
  • Legal fees: The cost of a Hungarian lawyer handling the purchase.
  • Land Registry fees: Charges for registering the change of ownership.
  • Other expenses: Depending on the transaction, these may include translation, interpreting, bank charges or administrative fees.
  • Your lawyer can confirm the costs that apply to your purchase before you sign the contract.
